Property management may sound like a modern day career, but in Africa, its roots run deep. Long before Real estate agencies came to existence, or as many Kenyans like to refer to them as ,’Kampuni ya Ma-agents’, communities and leaders across the continent had systems to manage land, homes, and tenants.

In many African societies, land was communal before the 1500s. Chiefs, elders, or clan heads acted as custodians, allocating land for farming, grazing, or settlement. They didn’t “own” the land personally — instead, they managed it on behalf of the community. In a sense, they were the earliest “property managers,” ensuring fair use and resolving disputes.
Then came the colonization era that changed land systems dramatically. European settlers and colonial administrations claimed land and set up estate agents or overseers to manage plantations, farms, and rental housing for laborers.

After African nations gained independence, rapid urbanization led to massive migration to cities. Governments then introduced housing boards, city councils, and parastatals to manage estates, low-cost housing, and rental schemes. However, demand often outpaced supply, opening the door for private property managers.

With growing middle classes, foreign investment, and real estate booms in cities like Nairobi, property management became a professional industry. Today, managers handle: Gated communities & estates, office towers & shopping malls, rental apartments & Airbnb units and facility management for corporates.
It is a good point to note that technology has also revolutionized the industry — from mobile rent payments (M-Pesa in Kenya) to smart security and digital tenant platforms.

Today In Kenya, Nairobi’s real estate is among the most dynamic in Africa. From high-rise apartments in Kilimani to gated communities in Kitengela, Syokimau, and Ruiru, property management firms now provide end-to-end solutions: rent collection, maintenance, security, and digital platforms.
